Disposal Process

Whirledge & Nott have been instructed to handle this important disposal of residential development land at Latchingdon.

The total site extends to approximately  3.78 hectares (9.34 acres).

The site is being marketed via an informal tender with your maximum bid required to be submitted via email to Martin Jordan by 12 noon on the 29th January 2020

Preference will be given to unconditional offers.

Conditional offers may be considered. Full details of any conditions need to be set out within the tender submission.

The Site

The site is located on the west side of Burnham Road, Latchingdon.

The site is currently in agricultural use.

The site is bounded to the north by playing fields owned by the Parish Council, to the east by existing residential dwellings and to the south by the Jacks Centre Latchingdon Bowls Club.

A quality development, known as Latchingdon Park, has recently been completed to the east of Burnham Road.

The site presents an excellent opportunity to create a quality development within a rural setting.

Parish Council

The Vendors have been working with the Parish Council and the planning permission provides for development of a new village hall and associated playing fields.

This part of the planning permission will be carried out by the Parish Council by way of a capital receipt from the land sale and so parties do not need to make an allowance for these works within their offer.

For the purpose of the offers parties should assume that there will be no requirement to carry out any works or planning matters in respect of the Parish Council's development of the new village hall and playing fields.

We understand that the land benefits from mains sewerage, electricity, water and BT. Surface Water connection for the new development will be subject to agreement from Anglian Water and may require a rising main through the Parish Council's land, the rights and benefit of which can be provided.
