The land at Lime Kiln Farm forms part of a single enclosure to the south-west of Bulphan.
Location
The land is situated close to the village of Bulphan, which is to the south-west of the town of Basildon. Situated approximately mid-way between the A127 and A13 trunk roads, the land has direct access onto the A128.
The land is shown on the MAFF (now DEFRA) land classification plan as being Grade 3. The Soil Survey of England and Wales details the soils to be of the Windsor series, a clay soil suited to the growing of cereals and grassland. The land has been used by the current owner for growing combinable crops. The field has the benefit of land drainage. It is registered for the Basic Payment Scheme (see further details below).

Method of Sale
The land at Lime Kiln Farm is being offered for sale by private treaty.
Best offers are being invited for the whole with a closing date of noon on Monday, 25th November 2019.
Tenure and Possession
The property is being offered for sale freehold with vacant possession.
Please note the property being sold forms the majority of a larger field, part of which is being retained by the vendor.
The vendor shall be responsible for erecting and maintaining fences on the southern boundary and on land adjacent to the property known as Portland Lodge, such fences to be erected within 3 months of completion
Exchange and Completion
Exchange of contracts takes place within 28 days of issue of draft contracts by the vendor's solicitor.
Completion to take place within one month of exchange or earlier by agreement.
Overage
The land is being sold subject to an overage covenant reserving 25% of any uplift arising out of a planning permission for development within 40 years of the sale. The first 500 sq. metres of residential development and 1,500 sq. metres of commercial development would be exempt from the overage.
Ingoing Valuation
The purchaser will in addition to the purchase price pay on completion for all crops and cultivations at a figure to be assessed by the vendor's agent, which may include a figure for enhancement.

- There are two easements in favour of the South Essex Water Works Company (now Essex & Suffolk Water Limited). One pipe is located on the edge of the farm adjacent to the A128.
- There is a deed of grant in favour of The Electricity Generating Board. This is presumed to be in connection with the overhead electricity line that runs across the property.
- There is a footpath that crosses the property running along the western and southern boundaries.
- There is an electricity line that crosses the property and runs parallel to the A128.
