Auction is an excellent method of simplifying a sale. Selling by auction also helps Statutory Authorities, charities, receivers and similar to demonstrate best value. Properly marketed properties sold by auction often exceed comparable private treaty sales as the following examples demonstrate.

1.  Bungalow in Hadleigh

This detached bungalow was in poor condition but appealed to occupiers and investors.  It was guided at £175,000 and sold for £252,000 44% above the guide price.

2.  Farm in Abridge

This dilapidated farmhouse with 57 acres exceeded all expectations. It was guided at £1,500,000 but 6 cash bidders pushed the eventual price to £2,530,000.

3.  Commercial Property in Chelmsford

This vacant freehold mixed commercial and residential property situated near the city centre sold at £343,000.

4.  Land at Maldon

Despite the vendor reserving overage this grass field extending to around 0.8 acres was guided at £25,000 and sold for £43,000.

5.  Wickham Bishops Royal Observer Corps Post

This below ground bunker within a site of a tenth of an acre sold for £20,000.
